About Us

Ursus Real Estate Management (UREM) is a privately held investment firm, focused on Nordic real estate. Founded in 2020, UREM specializes in value-add investments across all real estate asset classes. The firm targets under-managed or complex assets in the major Nordic cities, using active asset management to deliver attractive risk adjusted returns.

The firm has its headquarters in Oslo and an office in Stockholm.

Since inception, UREM has executed transactions with a total value in excess of EUR400m for its inaugural fund, UREM Real Estate Fund I.

Team

Fredrik Steinum

Managing Partner & CEO

Prior to co-founding UREM, Fredrik Steinum was responsible for the Nordic Real Estate investments at H.I.G. Realty, the Real Estate subsidiary of H.I.G. Capital, where he executed transactions with a combined value of more than NOK 13 billion, across 18 transactions. He has executed transactions in excess of NOK 20 billion in total. His focus has primarily been on value-add investments, requiring hands-on asset management and the ability to execute complex business plans.
He was also responsible for the asset management of H.I.G.’s Nordic portfolio. His experience includes offices, industrial/logistics and retail assets, with execution and asset management experience in Norway, Sweden, Denmark and Finland. He has also been involved in transactions in Germany, United Kingdom and Portugal. He previously worked at Sabal Financial, a subsidiary of Oaktree Capital, and Lone Star Funds, focusing on distressed real assets and financial services companies.
Steinum started his career in London at Morgan Stanley and Société Générale, focusing on financial institutions in the Debt Capital Markets teams. He holds an MSc from the Norwegian School of Economics and Business Administration (NHH), a BSc from the Norwegian School of Economics and Business Administration (NHH).

Fredrik Kumlin

Chief Investment Officer

Prior to UREM, Fredrik Kumlin was Managing Director at Meyer Bergman with a focus on the Nordic region, initially joining Meyer Bergman in 2008. He has executed more than 25 transactions with a combined value in excess of EUR 2 billion across Europe, including the Nordics, United Kingdom, CEE, Western and Southern Europe. He originated and executed all of Meyer Bergman’s transactions in the Nordics, accounting for approximately half the volume and transactions.
His focus has been on value-add mixed-use transactions, requiring strategic planning, hands-on asset management and ability to execute complex business plans on assets or portfolio of assets. He served as interim CEO for Promenaden Management, responsible for strategic management of a NOK 8bn+ portfolio and overseeing operational activities including leasing, development, marketing, and finance functions. He previously worked at East Capital and the Swedish Embassy in Moscow.
Kumlin holds a BSc from the London School of Economics and Political Sciences, a PLD from Harvard Business School (Executive Ed).

Sebastian Koldéus

Managing Director

Prior to joining Ursus, Sebastian Koldéus was Managing Director at Kildare Partners in Oslo where he led Nordic origination. He has executed transactions with a combined value in excess of EUR 6.5 bn. He has 20+ years' experience in real estate investments in the Nordic region and extensive knowledge of corporate finance, including IPO’s, issues of equity/debt, financial structures, M&A, and single asset transactions.
He has transacted across 6 different jurisdictions in all asset classes, including infrastructure. He has also served as Chief Strategy Officer at Technopolis Holding and as a member of the General management team. Previously, Koldéus worked with Carnegie Investment Bank, Arctic Securities and ABC Sundal Colliers in Oslo.
Koldéus was educated at the Gothenburg School of Economics and holds an MSc in Banking, Corporate Finance and Securities Law.

Emmi Rantala

Vice President

Emmi Rantala joined Ursus from H.I.G. Capital in London, where she worked on value-add strategies from traditional equity to loans and special situations (small to mid-cap) within H.I.G. Europe’s RE platform. She worked in a hybrid role between acquisitions and asset management, actively participating in the full lifecycle of the investments. Her acquisition and asset management experience includes offices, retail/shopping centers, logistics and hotels in the Nordics and Southern Europe.
She has worked across debt and special situations (e.g., corporate bonds, whole loans, mezzanine loans, LBO) predominantly in the Southern Europe. Previously, Rantala worked with Europa Capital in London underwriting value-add equity deals and providing analytical support for asset management with focus on the Nordics and the UK.
She started her career in Helsinki at Catella Finland where her main responsibilities included managing a EUR 50m light industrial and warehouse portfolio across Finland, requiring hands-on asset management with leasing up a large amount of vacancy in the portfolio, re-gear and sales negotiations as well as deciding on and overlooking capex programs. She holds an MSc in Real Estate Investment & Finance from Aalto University.

Henrik Ivarsson

Vice President

Prior to joining Ursus, Henrik Ivarsson was at Tristan Capital Partners in London undertaking investments and asset management with a pan-European focus. He has completed transactions in the Nordics, the UK, Germany and Benelux with a combined value in excess of EUR 1bn across value-add and core+ strategies including offices, residential, care homes, senior living and mixed-use assets.
Ivarsson started his career at Catella Corporate Finance in Stockholm, focusing on buy-side and sell-side advisory and syndications. He holds an MSc in Real Estate Investment from Cass Business School in London and a BSc in Finance from the School of Business, Economics and Law at the University of Gothenburg.

Malin Høili

Finance Director

Prior to joining Ursus, Malin Høili worked with Melody Investment Advisors and KPMG in New York. Her focus has primarily been on real estate accounting and financial reporting (including US-GAAP, IFRS and local GAAP), as well as investor reporting and compliance with regulatory authorities. She has reviewed and provided guidance on property & fund transactions, refinancing, valuations, equity allocations, debt & financial structures (e.g., senior loans, mezzanine loans, LBO, revolving credit).
She has been involved in structuring and financial reporting for various fund structures (e.g., master-feeder, parallel funds, alternative investment vehicles, co-invest, trusts, REITs). She has worked on audits for development and operational properties such as offices, retail/shopping centers, logistics and hotels. She has reviewed and implemented procedures and processes for risk assessment, internal controls, compliance and regulatory reporting.
She holds a BSc in Accounting from Berkeley College and graduated Magna Cum Laude.
